We have a reliable 5 step process that will guide you through the journey of making your dream outdoor living space a reality
1. Discovery
During this 30 minute phone conversation we take time to listen as you have the opportunity to share all the details about your project, and why you would like to move forward. By the end of this call we will have an idea of the scope of work involved and an understanding of the range of investment you are prepared to make for your deck, railing, or dock surface project, and we’ll be able to determine if we will be a good fit for your project. If we agree that Lakeview is the best fit for your project then we’ll move on to step 2.
2. Proposal
We make a visit to the building site to take detailed measurements and photos that will allow us to create a design and detailed professional proposal. After receiving the proposal we will send you a link that will allow you to book a review meeting (either in person or virtual, whichever is most suitable) during which we will answer any questions you may have, and make any adjustments to the design, or scope of work.
We charge a $500 fee for a Proposal, which includes: a site visit, a professional proposal, and a review meeting. If you decide to hire Lakeview Decks & Railings to complete your project then the Proposal fee will be subtracted from the total cost of the project. If you choose not to have us build your project then you get to keep the proposal
3. Commit
You demonstrate your desire to have Lakeview Decks & Railings create your dream Muskoka outdoor living space by signing the proposal.
Once we receive the signed agreement we will forward you an invoice for a 10% deposit.
Upon receipt of the deposit we will then add your project to our schedule and you officially become a client of Lakeview Decks & Railings. During this step you will receive access to the customer portal in our project management system.
4. Create
This is the exciting step in the process when you get to watch your project come to life. During this stage our team will communicate with you using the customer portal in our project management software, where you will receive daily updates, including photos and videos of the progress of your deck, railing, or dock
5. Complete
Once the agreed upon scope of work has been completed, a final project walk through with a member of our team will be scheduled to ensure you are thrilled with the final product. We will then issue a final invoice for the remaining payment, and will request your signature on a Statement of Completion
Our team will then turn the keys of your project over for you and your family to enjoy for a lifetime.

How much does it cost to build a deck?
The short answer is that the cost of premium outdoor living project built Lakeview Decks & Railings starts at $100/sqft of deck space and goes up from there.
However, the cost of your project will be heavily dependent upon a variety of factors, including:
- what type of railing you select;
- whether or not a deck lighting package will be part of the project;
- the height of the deck from the ground;
- the size and number of stairs required;
- is the site accessible for a large pick up truck, trailer, and delivery vehicles, or is it accessible by water only;
- will unique shapes and design features be incorporated into the project?
At Lakeview Decks & Railings we use only steel to frame our projects, and we complete the surface using Deckorators Voyage mineral based composite deck boards, to provide you with a maintenance free deck that is designed and built to last for decades.
How long can I expect my custom designed deck, railing, or dock surface to last?
A premium, low maintenance deck, or dock surface, crafted by Lakeview Decks & Railings is designed and built last a minimum of 25 years utilizing materials such as mineral based composites, PVC, and fiberglass reinforced HDPE deck boards.
Do you use pressure treated lumber to build decks and railings?
We rarely use pressure treated or cedar lumber for any components of our premium deck projects. We are committed to creating outdoor living spaces that you can enjoy with your family and friends for a lifetime. For that reason, unless specifically requested by the customer, we only use top quality materials that we can stand behind.
The steel deck framing system, as well as the composite and heat-treated hardwood boards, along with the railing systems that we use carry a minimum of a 25 year warranty.

What materials do you use to build your decks?
Most entry level wood decks use 5/4” x 6” (actual size is 1” thick x 5 ½” wide) pressure treated deck boards due to their low cost. However, these boards are prone to warp, crack, split, and rot prematurely, requiring you to replace the deck surface after only 10—15 years at considerable expense.
We believe that being on a budget should not require you to sacrifice on durability, quality, or longevity.
That is why our lower budget decks are built using 2 x 6 (actual size is 1 ½” thick x 5 ½” wide) pressure treated lumber which we then pretreat on all four sides with a premium exterior wood protectant made by Cutek providing industry leading protection for your wood decking.
When partnered with our optional Healthy Deck maintenance plan you can enjoy your wood deck for decades without having to maintain the deck yourself!
We also provide aluminum, steel and glass railing options.
Why do you use steel to build the frame for your decks?
Even if a project is built with decking and railings that are engineered to last a minimum of 25 years, the structure of the deck is often the weak link.
Many decks framed with pressure treated lumber will only last for 10—15 years, depending upon site conditions.
Galvanized, powder coated steel deck framing from Fortress Building Products is engineered to be stronger, straighter, and last much longer than a wood framed deck. While framing a deck using steel comes with a higher initial cost when compared to a deck framed with pressure treated lumber, you will have a deck that is built to last a minimum of 25 years.

How long will it take to complete my project?
The time it takes to create a custom designed premium deck is heavily influenced by several factors, including:
- Project design
- Height of the deck from the ground
- Site conditions and access
- Weather conditions

Do I need a building permit for my project?
In Ontario, unless a deck is less than 120 sq ft, and is not attached to a structure, a building permit is required.
At Lakeview Decks & Railings we work with an experienced team of designers and engineers who will create professional drawings for your project, which we will use to acquire the necessary building permits.
We provide a complete “turnkey” service, from the design to completion of the project. Our mission is not only to create projects that are beautiful for life, but we also work very hard to ensure that building with us is an enjoyable experience.
